Navigating the maze of certifying a home “green”

The definition of a “green” home (and the “proof” required) differs across each of the certification programs



Going “green” is no longer trending, its the standard

Being green is no longer for hipsters only. While some scoff at the thought of global warming in general, and therefore put green living pretty low down on their list of priorities, others strive to care for the environment in everything they do. The former category of people would probably call eco-friendly living a trend, while the latter considers it an essential shift of lifestyle. We believe in the latter and see home energy efficiency as the foundation.

EnerGuide is the official mark of the Government of Canada for its energy performance rating and labeling program for key consumer items including houses.  EnerGuide works in concert with Canada’s Energy Efficiency Regulations.

Key attributes

  • Backed by the Government of Canada

  • Primary energy efficiency benchmark reference in all Federal and Provincial building and energy codes

Common applications

  • Most common certification requirement to access Federal, Provincial and Municipal Government rebates

  • Eligibility for CMHC Green Home insurance premium refund 15-25%

  • Preferred for energy modeling code compliance in all Canadian provinces outside of Ontario

Energy Star

ENERGY STAR® for New Homes qualification is a homeowner’s guarantee of energy efficiency. These standards are approximately 30% more energy efficient than conventionally-built homes.

Key attributes

  • Licensed by the Government of Canada

  • ENERGY STAR® certified new homes built to the new standard are on average 20 percent more energy efficient than those built to code.

Common applications

  • More common in Ontario - New homes

  • Eligibility for CMHC Green Home insurance premium refund 15%


  • Certification delivered through NRCAN licensed Service Organizations


Developed by the US Department of Energy (DOE) and administered by the Environmental Protection Agency (EPA)

The R-2000 Standard includes requirements for energy efficiency, indoor air quality and the use of environmentally responsible materials.  It sets criteria for how a home must perform, leaving builders free to choose the most effective & economical way to build it. 

Key attributes:

  • Government backed - Every R-2000 homeowner will get an R-2000 certificate and label from NRCan. The certificate is given to the homeowner and the label is put on the electrical panel.

  • Homes built to the new R-2000 Standard are on average 50% more energy-efficient than typical new homes built to code.

  • Eligibility for CMHC Green Home insurance premium refund 25%


  • Developed by Natural Resources Canada (NRCan) in collaboration with others in the energy efficiency sector more than 35 years ago. An updated R-2000 Standard came into effect in July 2012

Built Green

Built Green Canada is a non-profit organization with third-party green building certification programs for residential builders.


Key attributes

  • With over 36,090 certified homes, this is more commonly represented in western Canada but has recently expanded to Ontario and Manitoba

Common application

  • New construction and renovation of energy efficient home

  • Eligibility for CMHC Green Home insurance premium refund 25%


  • Founded in Calgary in 2003, and has grown its representation to include Alberta, British Columbia, Saskatchewn, and Ontario, and has now expanded into Manitoba.

CHBA Net Zero Home Labeling Program

CHBA Net Zero Homes labeling is an industry based program that provides the industry and consumers with an two-tiered technical requirement that recognizes Net Zero and Net Zero Ready Homes, and identifies the builders and renovators who provide them.

Key attributes

  • Net Zero certification/label recognized by the Canadian Home Builders’ Association CHBA)

Common applications

  • Net Zero and Net Zero ready certification/label

  • Eligibility for CMHC Green Home insurance premium refund 25%


  • Officially launched in Ottawa on May 2, 2017 by CHBA


  • Qualified Net Zero Service Organization and a Qualified Net Zero Energy Advisor


Leadership in Energy and Environmental Design (LEED)

 LEED is a third-party green building rating and certification system for residential projects of any size, from custom singles, to entire green neighborhoods, or multi-family condos six stories above grade, and beyond. 

Key attributes

Globally recognized, LEED is a rating system that is recognized as the international mark of excellence for green building in over 132 countries

  • Four certification thresholds help you to establish your green building goals and priorities:

    • Certified (entry-level green, very easy for any Code-level project to meet)

    • Silver (easy for most projects without significant changes)

    • Gold (more challenging, better energy efficiency and green measures add to costs)

    • Platinum (highest level that only exceptional projects can achieve)

Common applications

  • LEED Green Building Rating Systems are voluntary, consensus-based, and market-driven

  • Eligibility for CMHC Green Home insurance premium refund 15%
